Could they (John & Rebecca Moneair have really been his Granparents?He is likely to be related to Joseph Dearnley. Perhaps a cousin as it seems they had property dealings in 1898.
According to 1861 census then he was Joseph Dearnley's uncle but there was only 12 years between them.
Likely to have been a relative of the Miss Sarah Monseair who died around 1897 as the deed may have been relating to a will.
